1. VA-Backed Home Loans

These are the most common type of VA loans, offered through private lenders with the VA backing a portion of the loan. The result: more favorable terms and less risk for lenders, which benefits you.

Benefits include:

  • No down payment required (in most cases)

  • No private mortgage insurance (PMI)

  • Competitive interest rates

  • Flexible credit requirements

  • Fewer closing costs

  • No early payoff penalties

  • Loan is assumable by another qualified military buyer

You can use a VA-backed loan to:

  • Purchase a single-family home, duplex, or up to four-unit property

  • Buy a condo in a VA-approved development

  • Build a new home

  • Purchase and improve a fixer-upper

2. VA Direct Loans (NADL Program)

  • Low fixed interest rates (as low as 2.5%)

4. VA Cash-Out Refinance Loan

Need to tap into your home’s equity for renovations, debt repayment, or education costs? A VA cash-out refinance can replace your current mortgage (VA or non-VA) and provide cash back from your home’s equity.

You must:

  • Live in the home you're refinancing

  • Meet the lender’s credit and income requirements

  • Have your home appraised


5. VA Loans for Surviving Spouses

VA home loans may also be available to surviving spouses who meet specific criteria:

  • The veteran died in service or due to a service-connected disability

  • The surviving spouse has not remarried (with some exceptions)

  • You meet credit and income standards
